Single ply roofing options are easy to install and priced competitively. They offer business owners a more consistent product than built up systems. Manufactured in a factory, rather than constructed on site, the quality of the membrane can be easily maintained. In addition, the membrane's lightweight, flexible design can accommodate a building's current architecture.

Thermoplastic membranes can be heated, melted and reshaped several times. A Grand Rapids roofing contractor seams the membrane by welding the sides of each length together. When done properly, the weld forms a tight and secure bond.

Polyvinyl chloride (PVC) and thermoplastic polyolefin (TPO) are the most popular commercial products used today. However, PVC has retained its favored status among business owners and many roofing companies alike. PVC membranes are reinforced with fiberglass or polyester, but they also contain plasticizers and vinyl resins for added strength and flexibility. These membranes are also naturally fire resistant.

TPO is naturally flexible, but it isn't fire resistant, so fire retardants are added to the composition of the membrane.

The amount of weathering materials and fire retardants vary from manufacturer to manufacturer, so business owners will want to discuss the various levels of quality available with a professional before deciding which product will best serve their needs.

Both products come in a reflective white as well as pastels that can keep the internal temperature of the building cooler and cut energy costs. These reflective properties will decrease over time, however, as dirt and oils collect on the roof. Business owners can slow down the aging of the reflective properties by having the roof washed and cleaned on a regular basis.

The other type of single ply roofing used is a synthetic rubber membrane known as ethelyne propylene diene monomer (EPDM). Available in reinforced and not reinforced varieties, this rubber polymer cannot be melted and reshaped like thermoplastics can. It must be sealed by adhesives. Tape is used more often than cement since the worker can simply remove the top layer of the tape to activate the adhesive. Field activation produces fewer mistakes. Plus, rubber roofing comes in large sheets that require fewer seams overall.

Synthetic rubber membranes are available in white, but some feel the darker gray option is more durable. White acrylic coatings are also available for EPDM roofs. These coatings give a rubber roof the same reflective properties as thermoplastic membranes. In addition, they can increase the membrane's lifespan by as much as 10 years.
